The rooftop terrace balances the very small double room, small shower room and dim lighting.

Breakfast is an extra 5 euros per person; we tried it but weren't impressed. No choice of juice (orange), yogurt (strawberry), fresh fruit (orange, banana or apple), wet looking ham and cheese. Warmed mini croissant, bread roll, egg tart with a portion of butter and jam. Noisy table clearing didn't help to start the day.
The Lavra elevator is 3 minutes away and worth the 3.70 price (2 journeys) when arriving with suitcases.
Decent hotel in central location

We stayed 3 nights at the Lavra hotel. General impression - nice, small, modern guest house with nice roof top terrace. The location is good - only a 10 minute walk down to Moniz square/Rossio with the metro station or Tram 28 stop. It is a steep walk though, which was fine with us, however if you're not used to walking stairs/uphill, this might be an issue. The street is a typical Lisbon street - steep, narrow, a bit in decay. If you are driving, there is a paid parking garage only a 5 min walk away. You can prepay 24 hours for 9 Euro which is pretty cheap. We stayed on the 1st floor facing the street the first 2 nights. Room is very small with modern furnishings. We generally don't spend much time in hotel rooms, so it worked for us. Be aware that the street at night can be very loud - children playing, garbage trucks, etc. The triple glazed window takes care of the noise, however there is no air condition in the room...so you won't get any fresh air if you close the window. The last night we had to move to a different room (due to our own doing) - it was an inside room opening to an inside courtyard. Decent room, however very dark and the only "window" is the entrance door which if left open doesn't leave any privacy. The room does have air condition though. If you're claustrophobic, this might not be the room for you. Breakfast was included in our booking - you can add it for 5 Euro a person. Frankly - pretty basic breakfast, if I had to pay separately, I would go out to a pastelaria instead. All in all, it worked for us.

Nice place with attention to details, modern design and great service. There us a nice roof terrace. The location is central, 10 minutes' walk from Martin Moniz metro station, in a block with many cafes and restaurants.
Good for the price

I really did not like this guest house at all. We were given a back room..as in like a room behind the main guest house ..the room smelled of fresh paint which was rather suffocating..even though the place looks newly refurbished our shower was broken and there was no hot water ..the room was soo small..I could not breath at all..in addition there was no air conditioning and the window bearly opened..I have no words to express how awful the room we were given is ....luckily we only had one night there ...the receptionist were very unfriendly and didn't even try to fake a smile ...the guest house is situated in a really dodgy area ...we were soo uncomfortable walking there at night ..even during the day actually...the walk there is also very strenuous as you have to walk uphill...lisbon is generally a steep city..soo I guess it is somewhat acceptable ...only upside is that it is close to one of the main squares of Lisbon even though you have to go past some questionable characters before you get to the square ...
