the bones of the place are good. the service was really nice. But there are symptoms of the owners neglect everywhere. It was once a grand hotel and has so much potential, but as the price reflects, is rather average in many ways. Please do something about the pool area! Its starting to look like a haunted mansion.

I have just had a lovely, relaxing break with my daughter. The weather was up and down but we expected that at this time of the year. The staff were very helpful especially the young man on the desk who always had time to give us directions and a smile! Breakfast was simple but plenty for us.
Just sorry we could not have stayed longer, but we will be back!!

Before booking this hotel, we were a little concerned with the mixed reviews, particularly some that mentioned its tired nature. To some extent, this was true, but we found that this only added to the old-fashioned charm of the place, and in no way did this detract from the enjoyment of our stay here, indeed it enhanced it.
Situated in a magnificent position overlooking Lake Maggiore, this family-run hotel is a short walk from the centre of Baveno, and a lake-facing room is a must. The gardens and pool are well-maintained, and Paulo and all the staff could not do enough to please, ensuring that we had a great holiday break.
Sleep quality was very good with air-conditioning providing a very comfortable night’s rest. The food in the restaurant was excellent, complemented by very good service from Roberto and his team.
We would certainly like to return one day, and readily recommend this hotel to others.

Beautiful charming hotel. Paolo was great. He loved my dog! Loved my stay here and will definitely return. Wonderful gardens. Very reasonably priced. Didnt get a chance to eat here but will do so next trip

I have stayed in many hotels over the years but cannot recall a hotel experience as special as this one. We all loved this place and had to come back a week later to have a perfect ending to our holiday. The magnificent 180 degree lake view, the fantastic food, the great staff and the charm of the historic hotel is simply a perfect cocktail. Go there!!
