Quaint B&B in beautiful town

Lo Scudo is a very simple B&B for a good value. The couple that runs it is very kind (practice your Italian) & the rooms are simple but we'll kept. Air conditioning was a bit weak, but it was a very hot week! Breakfast was simple with the basics available & they would bring out anything we needed if they saw us looking for something. There's a little street parking if you watch the signs, buy NOT a good place to drive. Park & walk because it's a scenic town, albeit with quite an elevation change between parking garage below church & Lo Scudo. It is on a main street leading from the church though so it's very easy to find. Restaurants & souvenir shops all around. As long as you are not expecting, a luxury accommodation, you'll really enjoy Lo Scudo!
Like staying at kind Auntie's house

In short: value for money, no frills, basic, clean, cozy/family-style hospitality, and very very good location.
Hubby is usually the 4/5-star hotel type and rather fussy, but he loves this cozy B&B. We spent 3 nights in the beautiful town of Assisi, and every evening, we said to each other, "Let's go back to Auntie's house!" 'coz that was how we felt. It's not like staying in a hotel, it's like staying with an auntie!
LOCATION
Right in the middle of everything. Meaning when you go left you spend 5-10 minutes leisure walk downhill to the Basilica, and if you go right you spend 5 minutes leisure walk to the piazza, restaurants, and cafes. Very convenient, because we can go to the left in the morning, go back to the hotel to rest a bit at noon, then go out again to the right side of the city.
Right next door is a nice little restaurant that opens in the evening when everything else has closed down. Assisi is a tourist town, meaning in the evening, after all the daytrippers are gone, it's very quiet. Hubby and I took a picture of just the two of us during sunset - literally just the two of us - on the San Francesco Street. No other tourists around. It's a lovely experience!
ROOM
We got the top floor, a big room for 3 people actually. The hotel is pretty basic but clean with toiletries, towels and AC. Shower is open so you'll get the bathroom all wet, but we didn't find any problem with smell or humidity or anything like that. Breakfast is basic in a cozy family-style room. Enough to get you start the day.
HOSTESS(es)
The two ladies who run the hotel are very kind and helpful, like our own aunties. They speak very little English, but we can communicate well anyhow! They helped filling out our water bottle every morning before we go out and calling a cab to take us to the train station.
We would definitely recommend staying here while in Assisi.

The rooms (we had two) were very small and bare, as was the bathroom. The shower was not enclosed, but was open to the entire bathroom. It was clean, however. The breakfast was extremely modest, consisting of one croissant per person (albeit absolutely delicious-the best I have ever tasted), some cereal, crackers and coffee. The breakfast room/gathering room was absolutely adorable. Very cozy and charming. There was a slight language barrier with the nice woman who ran the Lo Scudo, I would recommend if you're looking for a value hotel and don't mind not having all the bells and whistles.
Cozy, well-located and a real value

Having taken the opportunity to visit the lovely city of Assissi during our recent trip to Italy I was surprised to find such a good deal on this cozy well-located bed and breakfast. The owner/hostess was very genial and helpful and it was a special treat to have plenty of American style coffee offered with the breakfast (included in the price of the hotel). In addition, we had changed our reservations through trip advisor a few weeks prior to arriving and actually was offered a few euros less for the same accommodations. That's certainly not what would expect from a hotel you'd find in the US! They'd add a surcharge for virtually any change. I recommend these rooms without any hesitation.
Comfortable hotel

we had a room for a family of 4 which was very comfortable. Loredana at the hotel was very friendly and helpful. The location was good, as it was situated more to the centre than to the main attractions, which are at both ends of Assisi. We loved Assisi, and would recommend Lo Scudo.
