Having read some reviews on here and having booked a standard single I wasn't expecting much so I was pleasantly surprised. My single room has a good standard bed, solid furniture and a nice size shower room. The hospitality tray is better stocked than most places I have stayed and it is EXCELLENT value for money. I can only think those complaining have missed this is a B&B and are assessing it as a hotel. I will be back and have recommended it to others.

The B&B was comfortable and quiet. Breakfast at the refectory of BGU was plentiful and tasty. Walking distance to the Bail gate area and the cathedral and castle. Could have some information for transportation and taxis.

I stayed here for one night for a family occasion and chose it for it's convenience for what I needed. Situated on Bishop Grosseteste University campus close to uphill Lincoln, it is within easy access of the ring road and has good access and parking. The B&B is an older building to the left of the main entrance with parking almost opposite. Check-in is at 'The Venue' which is located adjacent to the B&B, where the staff are friendly and helpful. My room was small, long and narrow with a small bathroom with mini sink and shower to one side. The room was clean and the towels and bed linen were good quality. The single bed was quite narrow and not particularly comfortable, the quilt was also quite small. As I was with my family most of the time, I didn't need the TV, but it was small and placed almost above the bed making it difficult to see. The large windows had think curtains, but there was a very bright light outside which was annoying. There was a problem with the toilet not flushing, which I reported and within 5 minutes someone came to look at it and I was offered a student room if it caused a problem. The best part of my visit was the breakfast at the University Refectory, which is a modern building next to the B&B. There was a good choice of cereals, yoghurt as well as a good range of veggie and non-veggie hot food. There was a choice of teas and coffee and possibly other drinks as well, I had green tea. A good place to stay for a short visit and convenient for the Cathedral & Castle. Not sure why room was described as 'Superior' when it didn't seem to have anything more than I would expect from a room.

Hotel is ideally situated for Lincoln historic uphill area , just a very pleasant 10 min walk , the room is very very very small , very clean and compact with everything you need for a quick overnight stop , I would not want to stay more than 1 night . Good very secure free parking , very friendly staff , great breakfast .
It is a good budget hotel which I would use again .

Booked this as it was handy parking a van and near the road for quick exit in the morning, The booking in process was confusing as we entered the building at the same time as another resident, this meant we did not see the booking in procedure on the front door...in tiny writing!! The room was clean, however the tiny bathroom had quite a bad drain smell in it, I had to leave the window open. The other window looked out onto a wall so not much sun or view! Building work kicked off at 7:45 with what sounded like paving slabs been cut!! Breakfast was ok in the nearby building, would probably stay again on a work trip as it's functional.. but if i was on holiday I would find somewhere a bit nicer.
