As you can see from numerous reviews this is a pleasant guest house to stay. The rooms are well acquainted and the bed was very comfy. However, the owners attitude needs some serious adjustment. Very pushy, arrogant and impolite.

After booking this property on 1st Oct 17 we arrived 13th Oct 20.15 to find the place in
darkness no information posted on the door
after contacting our family they made enquires and were told it had been shut for a week or so and there was a legal case going on with a previous guest accused of damage
managed to get booked in at the Willows on the edge of Blackburn nice room pleasant staff

We stayed here for one night when coming to see a football game which was ideal as the ground is two minutes away.
I must admit the reviews left me worried but I decided to give it a go and was pleasantly surprised.
As it is a private guest house I started by giving the owner a call to confirm my ETA, this was appreciated and helped set the tone. He was polite, friendly and welcoming.
The property itself it beautiful and very well decorated along with being spotlessly clean. The bed was furnished excellently and the whole place gives a homely feeling that is a million miles from budget hotels of similar price. Plenty of complimentary tea & coffee were provided.
We were welcomed by our host and he was extremely courteous and diligent.
Overall I wouldn't hesitate to stay again.
A tip.....When visiting private guest houses you are staying in someone's home, a little courtesy and politeness goes a long long way. I disregard the negative reviews completely.

We booked this B&B for £75 for a family of 4. Unfortunately we were only provided with 1 double and 1 single bed as the owner stated that he didn't realise we had 2 kids! My youngest lad slept on the floor using cushions. The owner somehow managed to try and convince us he was allowing us to have the single without any extra cost. His rationale was so bizarre it wasn't worth the effort of trying to iron it out. Also, we were in a rush to get to a wedding. I wanted to approach the owner regarding the situation but he had been taken to hospital apparently. Hopefully he's ok but I won't be going back!

Stopped here for one night as I was at a Wedding Evening Do at Accrington Town Hall. Decent guesthouse with plenty of personal touches and comforts. I stopped in a single room which was spacious and had a decent en suite. For £45 you really can't complain and the guesthouse is nicely located.
I'm in Accrington quite often so will definitely use again.
