everything very basic room facilities
room curtain falling off hooks...
no hangers provided in cupboard
hard pillows
bathroom no shower curtain / need to bend down to use shower tap hose
on off hotwater ...have to shower in freezing water
no hot water provided at sink
reception staff helpful and English good.

For the purpose of an over nighter to cross the border and have a look around - this place was fine. It was clean and safe. Keep in mind though if you catch the bus here, you are dropped at the station where a red truck will take you to the border. Then it is up to you to find the hotel! Took us over an hour but finally we found it!!

Looking at the other reviews I feel that this place needs a bit more credit. Clearly they need to sort some things out as the place looks a bit sad and has no inviting entry. The reception is manned by young Thai teenagers and some of them don't understand or speak English but are friendly and ask for help.
My room 2116 was very clean, had 2 single beds with white clean and new sheets and AC plus TV in working order. The bathroom has a very strange layout and for people who are a size 14 or more could have difficulties with sitting comfortably on the toilet. But he shower is hot and good water pressure.
All in all the place is trying to get our clientele and I was lucky that it all worked out. They were kind enough to keep my bag for 2 days while I was doing the loop on a motorbike and only took a small bag with me. Again this was done without any problems.
the breakfast is included and you can choice a big English breakfast with many second helpings as you want. I hope they can keep on improving and give the place some charm to charm the tourists too!

Agree with the other comments.
My room, 2113, had a flooded bathroom.
The place is run down...
If it changed ownership it could be brought up to a higher standard, but clearly this place is unloved.
I arrived on Valentine's Day!
I wish I'd refered to Trip Advisor before booking this place.

i have stayed in many lost cost hotels but this was one of the worse.
we stayed here 5 days
our toilet was so close to the shower stall that my knees hit the shower wall
the restaurant was open for breakfast one day and we had to ask for them to give us something on the other mornings
the restaurant was closed for any other meals
the desk staff was less than helpful until we spoke thai to them and they responded in english
there are 3 or 4 hotels with a similar name, the one on the main road was ok but this was on soi 3 in mae sai
our guest had no hot water so they changed rooms but there were problems in the new room so they went back and forth from the old room to the new room and the staff did not care
to sum it up - no one cared and i will never return
