Ok, this place is cheap, amd the location is good if you want to party in Loi Kroh Road (which I didn’t) but I really don’t have much more good things to say.
The noise from the bars was heard in the room all night.
The small, smelly bathroom in my room had a muddy SHOE PRINT on the wall opposite the toilet. I shudder to think why it is there and what went on in the bathroom.
The free breakfast is white bread toast with Thai butter spread and jam that has a communal knife. Tea and coffee out of paper cups.
And forget about having a swim. “Sorry the pool is closed for cleaning”AT 10am????? The pool is only open from 10-8 so why not clean it overnight?????
Overall a real disappointment. A shame as I live in Thailand and recommend hotels to people frequently but will not be recommending this one

Extremely rude and intimidating staff

The staff very extremely rude when checking out . We gave a 500 Baht key deposit at the start however they refused to give it back because they had booked us in the wrong room. Then staff were very rude to us, threatened to call the police when we had done nothing wrong - it wasn't out fault they booked us in the wrong room, and no one told us that we were even in the wrong room. The only only good thing about the hotel was the location, close to the square and the night market.

Basic guesthouse

I have stayed here twice, once before the renovation and the second time after. The guesthouse is very basic with an average swimming pool. I stay here because of its location which is perfect if you want to be near bars and restaurants. The rooms are ok but the budget ones are quite high up and with no elevator it's not fun to climb the stairs every day. They do have a nice common area which as a pool table. The swimming pool outside is ok but is lacking sun lounges. Overall I think if your on a budget and traveling in a pair this is a good choice.

Splashy exterior, dingy rooms

Not much attention to the rooms here: the mattresses on our twin beds were saggy (in stark contrast to the universally very firm mattresses in every other hotel on our three-week trip), and the sheets were worn and a bit stained, though they did seem to be clean. There was graffiti on one of the bed frames that dated back to 2008, which seems like ample time to have applied a new coat of paint. Bathroom was very bare bones, and the balcony was just a standing-room only area overlooking a smelly sewer (not the hotel's fault, but a factor in our stay, even on the fifth floor).

The management seems to invest more in the front of the hotel: flashy new paint job, and the pool looked nice, though small. We experienced the hotel staff as somewhat less helpful than the hotel staff we'd worked with elsewhere in the region, and prices for other services (laundry, local phone calls) were higher than at other places we'd stayed. In general, it seems like there are plenty of comparably priced places in Chiang Mai with a nicer feel.

Super price budget guest house

Freshly painted red and white colour building, very eye catching and can be a land mark if you cannot find your way back in the first few days. One female staff can speak very good English but the rest not so good but they were all very helpful. Originally we had a room on the 2nd floor but the wet room drain was blocked so we've quickly been moved to 3rd floor. Both these room are good size, clean bed, old style table, chairs, small Asian style wardrobe, very noisy over sized air condition, a small fridge, TV, internet and a mini balcony, decor in the room is rustic with a quirky middle eastern/African theme and it is dark. Small wet room and it smells a bit. About six floors to this building with no lifts only stairs. Reception area is open air style but under covered, rustic and quirky. Launderette service, bar, swimming pool, inflatable donuts/rings/balls, 2 sun loungers etc. Lots of power points to charge up electrical. Car and motorcycle parking free. Lots of cafe, bars, clubs, restaurant near by. About 16 minutes walk to a nightly market or to the city wall. Hire of motor bike is recommended as it will get you to the mountain temple, water fall, zoo, Saturday and Sunday night market.

Young, middle age and the pensioners all mix well together, everyone is very friendly, chatty and nice. Good accommodation at a bargain price. Will definitely stay here again.
