We stayed for one night after we arrived at Pisa on a late evening flight and it was ok for a nights sleep before heading to another destination the next day. We were greeted by a buzzer to let us in and tell us where the keys were.
The room and bathroom were spacious but the place does need refurbishing. The bathroom had a lot of mould and the handle on the shower door was missing. Wifi password and name were easily available at the entrance and at no additional cost. One advantage is that the place is not too far from the airport cost about €15 by taxi when we arrived and only €10 the next day back to Pisa Airport by the taxi number that is in the reception for 'Mario'.
There were no staff on site the next morning to arrange payment for the room. We had to ring the buzzer a few times before we got an answer.

Stayed here for one night whilst visiting Pisa. Booked through book a room.com.
Firstly i will state we only paid 35€ for 2 adults including breakfast so we were not expecting the ritz however the photos on the website by no means describe the actual accomodation.
Good points
Very affordable and great if you are used to sleeping in hostels or are quite hardy.
10 minute walk to attractions such as leaning tower of pisa
Large spacious room which the bed was comfortable.
The lady running the place was helpful and spoke good english.
Bad points
Both internally and externally the decor and maintenance is very tired and in desperate need of a overhall. Our shower leaked quite badly and there was mould in bathroom.
Sound proofing is non existant and if you are on the ground floor expect to hear everyone coming and going as only one entrance.
No room amenities such as kettle etc ( there was a hair dryer and TV)
No staff on site overnight and no evacuation plans in case of a fire etc. Especially with one access route
Situated on a very busy road so traffic can be noisey.
Overall if was bearable stay but was glad it was only one night.
This could be a great B & B if only the owners invested some time in tidying up the place and fixing maintenance issues.
Especially outside as first impressions count.

In no way a boutique hotel. Our welcome was like a couple of prisoners arriving at the gulag.
This place is nothing what so ever like the photos on booking.com etc. the building is uncared for, the rooms are dirty, moldy ceilings, mold in the bathroom. The "pool" area in the car park is unsafe and unhygienic and infested with mosquitoes.
In the morning my wife woke up with a whole range of different insect bites on her legs so it's anyone's guess what creatures you are sharing the bed with.
Breakfast is a joke. They don't even try to hide the fact that they have purchased the lowest quality products possible.
It's a shame because with some attention the Soriano could be very nice but clearly the owners don't care , there is no investment in the place, they do not pay attention to the comfort and expectation of the customer and they should be condemned for unsafe and unhygienic practices.
I feel generous giving them 1 out of 5.

They should update the photos on the portal, here's one, to make an idea. Ok, it's maybe cheap but nobody can stay in such a room. Bad bad bad bad bad experience, you can see it yourself, this place should be closed off

We stayed two nights in this B&B in July 2016.We had a room on the first floor, which was rather spacious (three bedded room for two). There is a TV (Italian channels only) and a more or less functioning air condition.
The place has seen better days and everything is a bit old and used. The Villa definitively has potential but would need investments especially in the shower/WC. There is hardly any storage room since we lived out of our suitcase that was no problem. Neither was the baby lizzard we shared the room with. The breakfast is in a rather small room downstairs and did not offer a lot.
Outside there is a small pool, but it did not really look inviting, The WLAN was free and did work well. in the garden of the hotel there are spaces for approx 3 cars. To reach the main tourist sites it's approx 10 minutes by foot,
The entrance to the building is with a code, but that was not mentioned on the booking confirmation. Luckily we got there before lunch time, when someone was still at the B&B. How guest arriving later entered the building is not known to us.
Our friends chose it because it offered free parking and was withing walking distance to the leaning tower. At EUR 80 per night the hotel is cheap but it is worth spending more for a better accommodation. I would not recommend it.
