Pros:
-quiet and away from the main roads
-friendly staff
-walking distance to tha pae gate, restaurants, night bazaars and few places of interest
-aircon was good
Cons:
-towels provided looked old and overused
-bed was very hard and felt like it was collapsing when we sat on it
-teak flooring squeaked with every step we made
-shower head was leaking the whole night
-water pressure was too low and not easy to tune to the correct temperature for showering. Either too hot or too cold
-walls are in need of repainting
- too cramped as the distance between bed and tv is too near

This is a nice small quaint guest house style, convenient location, limited on street parking. Inspect the room first, they are all different, mine was a bit small, but nicely appointed. There is a small cafe on site.

The staff are very pleasant and helpful, and the hotel has a kind of antique charm - from the decor you could imagine yourself being there in the early to mid 20th century. Amazingly, it was quiet; we woke up to bird song every morning, although we were a block away from a busy street. Breakfast was always the same: eggs (made to order), ham, toast, fruit, smoothie, coffee/tea.
The main drawback was that we could see some daylight around the doors and windows of our room, which means mosquitos at night. There was an atomizer with repellent plugged into an outlet in the wall. I was there with my husband and adult daughter. I didn't like the smell of the repellent; they didn't mind. I got mosquito bites; they didn't.

Just a few minutes walk to the Old Town at the Thapae Gate where you will enjoy many places to eat and drink--the best are in the backpackers area. The hotel rooms attractively decorated and the grounds filled with plants. The area is mostly quiet. Wifi is usually good but did go out for short periods now and then with one 6-hour stretch in the middle of the night. I think that the problem here lies with the internet provider not the hotel. The girls at the front counter are very nice as are the cleaning staff. Ask for a room located at a distance from the water pump since it makes a persistent pounding noise when the water level is low.

I loved staying at Thapae Boutique House. The location was perfect and is a short walk to both the Night Market and Thapae Gate. Or if you don't want to walk, it's right down the road from a main street which is lined with songthaews. The staff was really nice as was the lady who cleaned our room. She gave us water everyday even when we didn't ask for our room to be cleaned. The internet was spotty but that's ok because basically every coffee shop has wifi. Would definitely stay here again!
