Place was a dump. Rugs were filthy. Room was dirty and in bad need of a reno job. The beds were sloppy and bedding was stained. Air Conditioner had an inch of dust on the filter and water ran into the room after it was running for a while. The curtains were rags hung up by a few hooks and were filthy. They only partially covered the window which had a street light shining into the room. Balcony floor had big hole. Was afraid to even step on it. NEVER AGAIN.

This place was filthy when we stayed this week. Soap from the previous person was still in the shower. The pictures in the room are all the same. We stayed 2 nights and no one cleaned the room nor made the bed so we did not get clean towels. The room smelled like old smoke. The staff is friendly. It needs new grout. The walls are not professionally painted. However, it felt safe. This was the third time at this hotel but it was the worst.

I visited Vancouver in the summer for about a month and a half. At first i came for two weeks without my dog and it was ok. That was the beginning of the summer. I then arrived with my dog and stayed over a month. This hotel definitely needs renovating and new/younger staff to help keep up with the room service. They refused to give me a bi-weekly rate which i found crazy because any hotel you go, especially charging between 150-300 a NIGHT , you are usually compensated with points or a fixed rate. How ever the cleaning ladies were extremely nice even though they werent so good at cleaning, and one of the front desk employees Jack was extremely helpful. The only way id stay here again is if the room will be little to nothing because other than that its just not worth it.

Hi, I want to inform all the quests who wants to check in, new 401 Inn please don't go there its terrible, They are totally deceiving the people with the room pictures they are showing new quilt bed sheet neat and clean but the bed sheets were so much dirty with burn holes and blood stains that you can't imagine above all I booked one room for 4 people with two queen beds at $ 243 but they were trying to give me one queen bed . It looks like third world countruy hotel to stay.

The most disgusting place I have ever stayed. Sheets had holes in it ( burn holes) from the non smoking room. Cob webs with a huge spider in the bathroom. Door handles that have obviously been falling off for some time. Black mould in the corners of the shower.. Smudges on the wall, paint job with paint everywhere (except behind the bed). Stains on the furniture, outdated ' kitchenettes' with aluminum foil on the burners that looked like they have never be changed. Shower was disgusting and had smudges from whoever cleaned it. Who also missed multiple spots. I found numerous long black hairs in the shower and on the towels as well. Even one in the bed. Not to mention the dirty sheets. When I complained to the woman working the desk I asked to speak to a manager. The woman said I could "call later if I wanted". Why would I call later when I was there now? I asked again if I could speak to a manager or be given the contact information. The woman then told me she was in fact the General Manager. So that was lie number one.
She listened to my complaints and said that "the money was taken and could not be refunded". Lie number 2. I worked in a hotel. A pre authorization for room and tax is taken upon check in but this is not a payment. Not to mention saying a refund cannot be done is another LIE.
So the money was taken even though I was leaving a day early and would have checked out as soon as I got there if I had been able. But I was tired and needed a pet friendly place to stay while my apartment was undergoing maintenance. So I paid $273.00, full price for the two nights even though I stayed for one and went to check out as soon as I was able the next day (after I got off work). I have attached my photos as well since the concerns didn't seem to matter to the Manager. I was given the same excuse ' it was a pet friendly room'. I am sorry, I have stayed in many pet friendly rooms, and again worked for years on the front desk of a large hotel chain (we were also pet friendly). That is no excuse for the shameful state of your rooms or complete disregard for service. No discount, no refund, just excuses and lies. Your website says you pride yourselves in guest service ? That's obviously a lie. Just like the ' clean rooms'. Sorry "the housekeeper misses things from time to time" might have explained the hair in the tub (had it been singular). But not the dirty bedding with smoke holes or the mould.
I would give it a 0/10 because I would never stay there again nor would I ever recommend this establishment. They are also scam lords so don't expect to get your money back.
