To be clear; the hostel isn't perfect, but based on price (3000dram for dorm) it is very good value.
Firstly, it is hard to find. You have to go under an arch on the main street to find a back entrance to an apartment block.
Staff were really friendly & helpful. Dorms are small, 4-6 beds, but comfortable. Bathrooms are good. Location is ideal, about two minutes walk to Republic Square.
Breakfast is included, but is pretty basic, one bread roll of some kind. Tea & coffee are available all day, and we found the hostel to be very sociable.
Wifi was pretty good as well (although 3G card is cheap in Armenia)

Would recommend to stay here. Has a good vibe, friendly staff and clean rooms.

My son and I stayed at the Theatre Hostel for an overnight and couldn't be happier with our experience! Everyone from the staff at the front desk and housekeeping couldn't have been more friendly or helpful. They succeeded in making us feel welcome and valued. We especially enjoyed the location, the comfortable room and the light breakfast. I don't usually rave about places but our experience at the Theatre was charming and magical. WE WILL BE BACK!

They tried to rip me off and call the police if I didn't agree

I was initially impressed by the private apartment I booked at what seemed like a good price for its location, so I decided to extend my stay two weeks. Shortly after, the staff, who had been friendly up until this point, told me they had another group coming in and I needed to move into a smaller room for one or two days. I really didn't want to leave the apartment I was so comfortable in, but they assured me it would be free of charge as a result of the inconvenience.

It turned out the room they moved me into was barely the size of a closet, with noise coming from the main entryway where every guest comes in, and light constantly pouring in from outside even in the middle of the night. I had to rearrange a picture on the wall just to try to block the light so I could sleep.

After three sleepless nights, I told them how annoyed I was and that I demanded to be moved back into the apartment I paid for. That's when they refused to give me my old room back and tried to pretend that this was the room I had agreed to stay in, and that they were charging me full price for it. They even threatened to call the police if I didn't like it. They shouted at me in the middle of the night, waking up all the other guests and refusing to let me talk to the director I had made the arrangement with.

This is easily the worst travel experience I have ever had, and I deeply warn anyone considering staying at Theatre Hostel to consider my horrible experience here with the people who took advantage of my agreeableness.

Clean but...

Very good localisation. 5 minutes to Republic Square (city center). Definitely hostel is very clean. Bathroom are renovated and clean. You get a sheet and a pillowcase but you don't get a duvet case. In the kitchen you can make yourself a tea or coffee, you can use a microwave but there are no stoves to cook a hot meal. All the rooms are in one space divided by thin walls which are not all the way from ceiling to floor so it's quite noisy and privacy is limited. Laundry service is 1500AMD for 1 kg of dirty clothes. I find it surprisingly expensive but later we got a discount. Breakfast is 8-9 am. It was a sweet bake roll. Personel speaks English very well and they are helpful. In the reception you can get a lot of information about how to get to interesting places around Yerevan. Unpleasant thing is that when you check in you get a list of "don'ts" and on the walls you have a reminder of them. Like "washing clothes in the bathroom is prohibited", "using your own bed linen prohibited" (although they don't provide duvet case).

Actually I haven't been in any other hostels before, Now if you ask me for your next trip what do you choose between hotel and hostels, definitely my choice would be hostel!
I really experienced comfortable and friendly space there , maybe some day back there to review my memories.
