This hotel is located in the tourist area of Mireflores and is very well located. It is only a few minutes walk to the Mireflores boardwalk and to the upmarket Larcomar.
The hotel is not particularly fancy but it is modern, clean and offers everything you need. The reception staff were good and I particularly appreciated one of the staff spending over 20 mins on the phone to Latam when I was having trouble with booking in on-line - above and beyond the call of duty.
My room was a good size and very clean. There are sufficient power points for your various electronic appliances and the wi-fi was good. However, depending on what floor you are on you on you had to reconnect when you were using it in the lobby but this was a minor inconvenience.
The bathroom was a reasonable size with a shower over the bath but unlike some other places, it didn't feel constrictive. The water was hot and water pressure good.
I only spent one night here and I don't think they offer breakfast but, with so many cafes nearby, I was fine with this. It was nice to go out for breakfast and do some people watching.
They can arrange a taxi to the airport for a flat 50 soles whch is great considering the Lima traffic.

After checking every posible hotel for my plan trip back to Peru next year, I couldn't get any closer to this experience. Best hotel, service, location, breakfast, and oh my dear God, every employee at this place, is out of this world. Nothing comes even close to Tierra Viva.
I also stay at Tierra Viva in Cuzco and Machupichu , and the experience was exactly like the one in Lima.
Counting my days to be there again

We stayed at Terra Viva Hotels in Cusco (San Blas Area), Puno and Lima, Larco Area. All were great with nice rooms, great service by friendly staff, excellent breakfast and convenient locations. We will definitely stay at Terra Viva Hotels on any future visit to Peru.

It's not the Ritz but it's clean and comfortable. Nice size room and shower. Great breakfast. Very helpful staff. Great location. You must go too Punta azul restaurant, right around the corner... amazing seafood rice.

This small, new property was very well located - with many restaurants in the neighborhood. The staff were uniformly pleasant, efficient, helpful. The rooms were fresh, clean, comfortable, and well appointed. We stayed for 5 nights and would return if in the area.
