Arrived around 1PM and nobody was there. Door was closed, no reaction to the door ring. I was very surprised, since I had a reservation. So I had to call the phone number on the door first and was told that due to a sick child, she was not able to work today…afterward I realized from other guests, that this was an usual situation. So I got an sms, with a code to open the safe and get my key. No Service at all. If I haven’t had a cellphone with me, it would have been impossible to get to my room…something to think about.
Also later on, between 14-17 which are the official open hours for check-in, nobody showed up. It is very clear that owners just don’t care about guests here. So if you expect to talk to somebody at the time of arrival, this might not be the place for you.
Next morning I was ready to pay. First, employee at the reception tried to charge me for 3 night (original reservation). I explained to her, that I change my reservation several month ago, to 2 nights instead of 3. I also mentioned I´ve a printout of that. Only then, she accepted that it was 2 and not 3 nights.
Be carefully when paying: if you book in EUR, pay EUR cash. For CZK / EC Card she will try to apply a very inconvenient Exchange rate. I also ask for a receipt, which was not offered right away.
On the second day of my stay, I was very surprised to see that my room was not cleaned at all. I found the same towels (some of them had holes) I used for the morning shower and the bed in the same condition I left it. Not sure if the owner expect guests to clean themselves… I wanted to ask about that, but again, nobody was there to answer.
But let´s talk about the positive aspects, because they´re few of them:
Rooms are big and comfortable, also well illuminated.
WIFI Works very good, also in the rooms.
Breakfast is very good, variety of products.
It´s just a 15´ walk to the castle and parking slots are available in front of the building.
Don´t get me wrong, the place has the potential to be THE address close to the downtown of Cesky Krumlov. Unfortunately, right now there is serious customer service attitude issue. They charge you the price of a small hotel, but behave worse than a hostel…no way. All in all, I think you can get something better in the area for EUR 46 a night.

Stayed for 3 nights, 3 adults and one child in 2 rooms. Rooms and bathrooms are large and have basic equipment, good enough considering we spent little time apart from sleeping. Breakfast was good with a fair selection to please anybody. Location (approximately 1.3km) is appropriate to visit the city and easy to get to and back by walking. No restaurant at the premises so same has to be at one of the many alternatives one can find while strolling through the city. WIFI was efficient and had no problems to use while in the room.

If you are only staying for a night or two this place is great. The problem with longer stays is that they don't clean the room and the towels are changed every other day. Breakfast was good, enough selection and fresh. Rooms on second floor have slanted ceiling, watch your head. I'd say 3.5 stars

Clean and quite hotel. We were 3 adults and 1 child. Breakfast was good. Wifi signal unfortunately was really poor in the rooms so that you needed to stay in the hall-way in order to check email. Staff was friendly. The only draw back is that the hotel is located away from the road and if you are not coming with your own car then location will be far too inconvenient for you. When we first arrived everything was closed. So we made a call to tell that we have arrived and then we have waited for about 30 min until someone from the owners came from town and opened the door for us. Also there is not restaurant in the hotel or near it.
All in all the stay was pleasant.

Clean and quite hotel located on south side of the town Cesky Krumlov.
We stayed for two nights and we were very satified. The rooms are renovated and lovely. We had bathroom wih shower (small cabin), but some rooms are with bathtube. The owner is friendly and supportive. The breakfast is acceptable and can be more wealthy.
The hotel is the only building in this area surrounded with forrest and pond. But if You want to make trip to the center of the city, it is just a few minutes by walk away (10 min.).
The point is: You are in separate area, which is very suitable for rest, but if You are looking for party in the clubs or dinner in restaurant- both is easy to reach. For evenings trips I will recomed to take a light with, or a phone with light app, because on the way from the main street to the hotel is no public lighting.
I will recomend a stay here for everyone who wants to spend some time in Cesky Krumlov.
